Eligibility for Landlords and Minor Works Grant

Landlords Empty Homes Grant

Landlords and owners of properties, which are currently empty, may be eligible for a grant up to £10,000 per dwelling to help bring it up to the ‘Decent Homes Standard’. In return landlords must agree to make available the units of accommodation for 3 years to people on the Council Housing Register.

Grant will be paid at a 100% of the costs for landlords in the Council Accredited Landlord Scheme and 75% of the costs in other cases.

Criteria for a ‘Decent Home’

1)      It is fit for habitation

2)      It is in a reasonable state of repair

3)      It has reasonably modern facilities

Reasonably Modern Facilities include:

·         A reasonably modern kitchen (20 years or less) with adequate space and layout

·         A reasonably modern bathroom not more than 30 years old and appropriately located.

·         Adequate insulation against external noise (where relevant)

·         Adequate size

·         A reasonable degree of thermal comfort

What you can apply for:

Landlords have a legal duty to achieve criteria 1 & 2.  This Decent Homes Grant is available to help achieve criteria 3. The works may include the modernisation of kitchens and bathrooms plus thermal insulation and heating improvements.

 

Grant Conditions:

·         Landlords must agree to make the unit of accommodation available for 5 years to people on the Council Housing Register.

·         The property must have appropriate planning consent and building regulation approval.

·         The grant is subject to availability of funding.
